Q: What is RTM (Right to Manage), and how can Neon help?


RTM gives leaseholders the legal right to take over management of their building without buying the freehold. Neon’s RTM Freedom Plan™ guides you through every stage — from forming your RTM company to full takeover and professional block management.


Q: Do I need the freeholder’s permission to go RTM?


No. RTM is a statutory right under the Commonhold and Leasehold Reform Act 2002. You do not need consent from the freeholder, as long as your building meets eligibility criteria.

We’ll carry out an onboarding audit and flag any issues (e.g. expired certs, missing smoke alarms). We'll then help you fix these promptly — often within a week.


Q: Do you handle all tenant queries and issues?


Yes. We’re the tenant’s main point of contact — from maintenance requests to tenancy renewals. You stay informed, but we handle the day-to-day communication and problem-solving.


Q: What if there’s a maintenance emergency?


We offer 24/7 emergency contractor access for critical issues (e.g. water leaks, lockouts, heating failures). For urgent works under an agreed limit (e.g. £250), we proceed without delay.


Q: Do I get to approve repair costs?


Yes — we agree a spend threshold with you. Any non-emergency work above that amount will be discussed and approved in advance.


Q: Can I use my own contractors?


Yes. If you have preferred tradespeople, we’re happy to work with them — or you can use our vetted network with fixed pricing and fast response.


Q: How much does full property management cost?


Our standard fee is competitive and tailored based on the property type and location. We offer different packages to suit your needs. Contact us to for more details. 


Q: Do you offer rent guarantee insurance?


Yes — we can arrange rent protection cover for qualifying tenants. This includes legal expenses and rent payments during eviction processes (subject to policy terms).


Q: How quickly can you take over from my current agent?


We can onboard properties in as little as 48 hours. If you’re switching from another agent, we handle the transition and paperwork — including contacting tenants and transferring keys/docs.


Q: Do you manage portfolios or just single properties?


Both. Whether you have one flat or a multi-property portfolio, we’ll tailor our service to your needs — and scale with you as your investments grow.
